Editorial Policy

Everything published here is written to help you make a decision about a mortgage — which means it has to be accurate, current, and honest about what it does not know. This page explains how that is done, so you can judge the information rather than take it on faith.

Who writes it

Content is written and reviewed by Garry Sidhu, Mortgage Broker (Licence #M21004814) with Akal Mortgages Inc. (FSRA Brokerage Licence #10845). Articles are based on files actually worked on in Ontario, not on general research alone.

Where a draft is prepared with software assistance, it is reviewed line by line by Garry Sidhu before publication, and he is accountable for every figure and claim on the page.

Where the numbers come from

  • Rates come from the current lender rate sheet available to Akal Mortgages Inc.. They are published as generic "from" figures for well-qualified files, never attached to a lender name, and never presented as an offer.
  • Policy figures — the stress-test rules, insured down-payment tiers, mortgage insurance premiums and land transfer tax brackets — are held in a single reviewed data file rather than typed into individual articles, so a change updates everywhere at once and pages cannot drift apart.
  • Third-party facts are attributed to their source, and we link to primary sources such as the Bank of Canada, CMHC, FSRA, Statistics Canada and Ontario.ca rather than to other commentary about them.

How often it is checked

Rate figures are reviewed weekly against the current sheet. The site's shared assumptions were last reviewed on 2026-07-31, and the market rates shown are as of the sheet effective 2026-07-29. Those two dates are deliberately separate: one is when we last checked, the other is the vintage of the numbers themselves.

Articles that depend on a rate or a rule are updated when that figure moves. Dated market commentary is left as written and carries its original date, because rewriting old analysis to look current would misrepresent what was known at the time.

What we will not publish

  • A rate that is not currently available, or a rate presented as guaranteed or personal to you.
  • A promise or implication of approval. Every mortgage is subject to lender approval, credit review and property qualification (O.A.C.).
  • Invented statistics, invented legal or regulatory claims, or figures we cannot trace to a source.
  • Near-identical pages produced at scale by swapping a city name, which serves search engines rather than readers.
  • Advice for your specific situation. Published material is general information about Canadian mortgages; your file needs a conversation.

Independence

Garry Sidhu is compensated by lenders on most residential mortgages, and anything different is disclosed in writing before you commit. That compensation does not decide what is recommended here, and lenders are never named beside a rate on this site. We do not sell links, publish paid guest posts, or accept payment for a favourable mention.
